The terms that apply when you use this website or work with St. Johns Outdoors.

These Terms of Service govern your use of the St. Johns Outdoors website and describe, in general terms, how we estimate and deliver work. They are not your contract. The written agreement you sign for your project sets the actual scope, price, schedule, and warranty for that job, and where it differs from anything on this website, the agreement governs.
About us
St. Johns Outdoors LLC was formed in 2021 and operates from 4949 Sunbeam Rd #2, Jacksonville, FL 32257. We build paver driveways, patios and pool decks, hardscape features, landscape design and lighting, fire pits and fireplaces, outdoor kitchens, and screen and aluminum structures for homeowners in Jacksonville, St. Johns County and the surrounding communities listed on our service areas page.
Using this website
You may use this site to learn about our work and to ask us for an estimate. Please do not use it to send us anything unlawful, to attempt to disrupt or gain unauthorized access to it, or to scrape or reuse our photographs and written content without permission. Information you send through the forms here should be accurate — we schedule crews and price work on what you tell us.
Estimates and quotes
Estimates are free and are done in person. A salesperson walks the property with you, measures, and looks at the conditions the work depends on — grade, drainage, access, and what is already there. Remote or photo-only quoting is not something we offer, because it produces numbers that change once someone stands in the yard. You receive a written quote promptly after the visit.
A quote reflects the scope and conditions known at the time it was written. Nothing on this website is a price, an offer, or a commitment to a price — pricing exists only in your written quote.
Changes and site conditions
Excavation reveals things no walk-through can. If we uncover a condition that changes the work — buried debris, unexpected utilities, drainage or base problems, a structure that is not where the plans said it was — we stop, tell you, and agree the change with you in writing before we carry on. We do not perform extra work first and invoice for it after.
Engineering, permits, and HOA approval
Most of what we build is permitted work, and the calendar for it is not entirely ours. After you approve a project, engineering typically takes engineering first, and we then submit for permit. Permit review times vary by jurisdiction, and the timelines we quote are based on what we have actually experienced in each county rather than on a promise we cannot keep. Install begins once the permit is in hand, subject to permitting and weather.
Where your neighborhood requires HOA approval, we prepare the submission documents. The homeowner submits them to the association. Approval timing then depends on that board's meeting calendar, which is outside our control and outside your project schedule.
Project management
Your project is managed by us end to end — one point of contact, our scheduling, our supervision, and our responsibility for the finished result.
Warranty
Nothing on this website creates a warranty. Where a manufacturer's warranty applies to a material or appliance we install, that warranty is offered by the manufacturer on its own terms and we will help you make a claim under it. Any other warranty coverage on your project is whatever your signed project agreement sets out, and those written terms are what govern.

Website content and photography
The text, photographs, and project images on this site are our property or are used with permission, and they are provided for general information. Project photographs show work we have completed; every property, budget, and set of site conditions is different, so they illustrate our workmanship rather than guarantee an identical result. We may update or correct content on this site at any time.
Third-party links and services
This site includes third-party content such as an embedded map, and may link to manufacturers or review platforms. Those services are operated by other companies under their own terms and privacy policies, and we are not responsible for their content.
Limitation of liability
To the fullest extent permitted by law, St. Johns Outdoors LLC is not liable for indirect, incidental, or consequential damages arising from your use of this website or from reliance on general information published here. Nothing in these terms limits your rights under applicable Florida law, under your project agreement, or under any warranty issued with your project.
Governing law
These terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules.
Changes to these terms
We may revise these terms as the website or our practices change. The date at the top of this page shows the last revision, and the version posted here is the one that applies.
