Newer homes on the Duval side

eTown sits on the southern edge of Jacksonville and is one of the newer places we work. As in most new communities the backyards arrive unfinished, so projects here tend to be greenfield — patio, pool deck, kitchen, fire feature — rather than repairs to somebody else's work.

It is also close to us. Our office on Sunbeam Road is a short run north, which makes the estimate, the site visits and anything that comes up afterwards straightforward for both of us.

One thing differs from our St. Johns County communities

eTown is in Duval County, and Duval is the least predictable permitting jurisdiction in our service area — sometimes quick and sometimes a long wait, with no reliable way to know in advance which one you are getting.

People a few miles south of you, in St. Johns County, will say their permit came back quickly. That is true, and it is a different county office. We would rather explain that now than have it sound like an excuse later.

So we build Duval into the timeline we quote, and we tell you where your permit actually stands rather than promising a date the county has not agreed to. Engineering still comes first before any of it starts.

Deck and enclosure from one company

Screen enclosures, lanais and aluminum pergolas are managed in-house alongside the hardscape. On a new-build backyard that matters more than it sounds, because the deck and the structure over it are really one decision made twice — drawing both together means the posts land where they should and there is one schedule instead of two.

Outdoor kitchens are a core part of what we build, and they are the item most often added a year late. If one is in your plans, the time to say so is while the deck is being designed rather than after it is laid.

Yes. Screen enclosures, lanais and aluminum pergolas are managed in-house, so the deck and the structure over it can be designed and scheduled together. Doing them as one project also means the posts and the paver layout are worked out on the same drawing rather than fought over later.

We prepare the whole package — drawings, specs and product details. You submit it, because HOAs deal with the homeowner rather than the contractor. After that it is down to when your board next meets, which is genuinely luck of the draw.
