St. Johns County is home turf. The company took its name from it, and it is the most predictable permitting jurisdiction we deal with, and the one where a schedule we give you is most likely to hold.

Predictability is worth something real on a backyard project. If you are trying to have a deck finished before a graduation or a patio done before the holidays, this is the county where we can plan that with a straight face.

We cover all of it: Nocatee, Shearwater, Durbin Crossing, Julington Creek, Fruit Cove, Ponte Vedra and Ponte Vedra Beach, St. Augustine, and everywhere between them. Several of those communities have pages of their own.

Two very different kinds of backyard

St. Johns County holds both halves of our work. On one side, established properties where the pool deck has cracked, the driveway has moved or the patio was never quite the right size. On the other, brand-new homes handed over with a slab, a fence and nothing else.

Those are genuinely different conversations. A remodel is decided by what is underneath the surface that failed. A new build is decided by what you want the whole space to be before any of it exists. Both of them are decided standing in the yard, which is why every estimate we give is done in person.

The thing they have in common is that a property reads best when it was planned as one property. Matching the driveway, the walkway and the pool deck is straightforward when they are drawn together and surprisingly difficult when they are three separate jobs done years apart by three separate companies.

What the timeline actually looks like here

The sequence is the same everywhere we build. You approve the quote. Engineering comes first. The permit is submitted, and in St. Johns County it tends to come back steadily. Install begins once the permit is in hand.

That is the tightest timeline anywhere in our service area. Nassau County runs longer. Duval can run much longer. If your address sits near a county line, ask us which office it falls under before you plan around a date — it can be the difference between a steady wait and a long one.

Yes. St. Augustine is inside our service area and we build there regularly. Which office reviews your permit depends on exactly where your address sits, and we will tell you where yours actually stands before you sign rather than guess at it now. It is a longer drive from our Jacksonville office than the northern communities, which is worth a conversation on smaller jobs but no obstacle at all on full projects.

We do. Engineering and the county permit are ours to run, and you should not be dealing with the county at any point. The one piece that stays with you is the HOA submission, because HOA boards deal with the homeowner rather than the contractor.
