About an hour from Sunbeam Road
We build within roughly an hour's drive — about sixty miles — of our office at 4949 Sunbeam Rd #2 in Jacksonville. That puts Jacksonville and St. Johns County squarely in the middle of the map, reaches north to Fernandina Beach and Amelia Island, south toPalm Coast, and west through Orange Park, Fleming Island, Green Cove Springs and Middleburg.
Palm Coast is the last stop going south. We do not go past it, and we would rather tell you that on the phone in thirty seconds than take the appointment and let you find out later. The same applies to anything else outside the map: the honest answer is quicker for both of us.
The reason for the boundary is not fussiness about mileage. It is that a hardscape job is not finished when the crew leaves — there is a punch list, sometimes a follow-up visit, occasionally something that needs attention a season later. Inside this radius, coming back out is a normal part of the job rather than an expedition. Well outside it, we cannot say that honestly, so we do not.

These are the places our work is concentrated — the ones the owners named when asked where their best customers come from, plus the city and the county we are based in. Each page covers what we build there, which county sets the permit clock and the questions people in that community actually ask.

Which county you are in changes the timeline
This is the part most contractors keep vague, and it is the single biggest variable in when your project starts. Permit review is the county's clock, not ours. Here is what we actually see, county by county — before you sign, not after.
St. Johns County
Steady and predictable
The most predictable jurisdiction we work in, and the one most of our projects sit in. Engineering runs before any of it. Nocatee, Shearwater, Durbin Crossing, Julington Creek and Ponte Vedra all sit in it.
Duval County
Genuinely unpredictable
The genuine wild card in our service area, and we will not dress it up. We have seen Duval come back quickly and we have seen it take a long time, with no reliable way to tell in advance which one you are getting. Plan for that, not for the best case.
Jacksonville Beach
Steady
The beaches run their own review and it moves at a steady pace — closer to St. Johns County than to Duval, in our experience.
Nassau County
Runs a little longer
Fernandina Beach, Amelia Island and Yulee sit up here, and review runs longer than St. Johns. We check which office your address falls under before you plan around a date.
Clay County
Steady
Orange Park, Fleming Island, Green Cove Springs and Middleburg. We do less volume here than in St. Johns, but the review times we have seen have been comparable.
Flagler County
No published outlook
Palm Coast is the southern edge of where we work and we have done little enough there to have no honest read to give you. Rather than invent one, we will tell you what we know and what we do not before you commit to anything.
Every entry above is the county's review only. Before any of it starts, engineering comes first — that is our clock, and it is the one part of the wait we control. Install then begins once the permit is in hand.
If your community has an HOA, that runs alongside the permit rather than inside it. We prepare the whole submission package — drawings, specs, product details. You submit it, because HOA boards deal with the homeowner rather than the contractor, and from there the board's meeting calendar sets the pace.
Where the map stops
A service area is only useful if it has edges. These are ours.
North to Fernandina Beach
Fernandina Beach, Amelia Island and Yulee are a genuine market for us, not a token listing — we work up there constantly. It is a real drive from the office, so it suits full projects better than small ones, and Nassau County permits run longer than St. Johns. Both of those are worth knowing before you plan around a date.
South to Palm Coast
Palm Coast is as far south as we go, and we mean it as a boundary rather than a preference. St. Augustine and the rest of southern St. Johns County are comfortably inside the map. Palm Coast itself sits in Flagler County, where we have too little history to publish an outlook we could stand behind.
West through Clay County
Orange Park, Fleming Island, Green Cove Springs and Middleburg are all inside the hour and all inside our footprint. Clay County has been steady for us, which makes the west side of the map one of the more predictable places to plan a build.
The job runs the same way wherever you are on it
Your county changes the permit window. It does not change anything else. A person answers the phone weekdays 9am to 5pm — not a menu, not an answering service — and your details go into our system on that call. We get back to emails quickly.
We then book an on-site estimate with one of our salespeople. It is in person, always. We tried quoting remotely and it did not stick, because grade, drainage and the condition of an existing base are not things you can read off a satellite photo. Your written quote follows promptly after that visit, with the scope spelled out on it.
Same crew standards, same materials, same person answering when you call afterwards, whether you are five minutes from Sunbeam Road or an hour up the coast. Military and first responder discounts available.
