Established yards, ready for a rethink

Julington Creek sits a short run south of our Sunbeam Road office, which makes it one of the easier places for us to work, and it is one of the communities our owners name when asked where their best customers come from.

The projects here lean toward properties that have been lived in for a while. A pool deck that has cracked or faded. A patio that was never quite the right size for the furniture that ended up on it. A driveway that has moved. Usually there is nothing wrong with the house — the hardscape has just aged out of it.

A paver or concrete surface that has failed almost always failed because of what is under it. Replace the top layer without correcting the base and you buy a few good years and then the same problem back, which is the single most common thing we are called out to look at second time around.

So the estimate matters more on a remodel than it does on a new build. A salesperson comes out, looks at how the surface has moved, where the water goes and what the elevations do at your door thresholds, and the written quote follows promptly after that visit. None of that can be done honestly from a photograph.

Sometimes the answer is that an existing slab can stay and be built over. Sometimes it cannot. Which one you are looking at depends on its condition, how it drains, and how much height can be added before the new surface reaches a threshold or the pool coping.
